Renovated stone farmhouse and barn situated in an enchanting listed valley in south west Aveyron.

Arriving in the hamlet of Le Murat, having descended  into the valley of the river Jaoul, it is hard to remember that the market town of Rieupeyroux is only 20 minutes away and the village of Lescure Jaoul, only 10 minutes.  The valley is a haven to all types of wild life, and the river boasts excellent trout fishing.

The House.

The house is constructed of local stone under a lauze roof which is in excellent order. Orientation: south west. To the front of the house is a large terrace overloking the valley.

The roof has recently been totally renewed with lauze and includes 5 new velux windows. Main timbers are all sound with superficial woodworm. The old floorboards have been stripped out ready for new floors. A new electrical supply has already been run to the barn in preparation of additional requirements.

A smaller barn sits alongside and could also be restored.

The property has a fosse septique system installed approximately 8 years ago.

The house is set up above the lane and occupies approximately 2600m2. The land is divided into three parcelles, all adjacent to each other. On the approach to the housethe lane follows the path of the river as it winds down th valley from the hamlet of Roumegous with its evocative 13th century ruined chateau. On the left between the road and the river is a long stretch of mature coppice with river frontage which belongs to the property.

There is a good selection of trees including fig, walnut, damson and apple as well as the usual woodland varieties.
